After you sign

The next twelve weeks.

Most of the worry about paying a buyer's agent is about the gap between paying and seeing anything. So here is the gap, written down, with what we do, what you do, and what you get at each step.

  1. Day 0

You sign, and the $5,500 is paid

    What we do

The engagement is e-signed on the call. Within the hour you get a text from me and an email with this page.

    What you do

One thing: pick a time for Tom.

  2. Inside 3 days

    Tom's session is booked

    What we do

Tom is a CPA who ran more than 1,500 of these a year at one of the biggest agencies in the country. Nothing is modelled before you sign, and nothing is sold in the session.

    What you do

Have your income, debts, deposit and hold period ready.

  3. Week 1

The portfolio session, and a written report

    What we do

Your position, your borrowing, what the purchase has to do. You leave with the scenarios and the numbers on each.

    What you do

Read it. Argue with it. It is your plan, not a template.

  4. Weeks 1 to 2

Fifteen thousand suburbs to five, and the brief is signed

    What we do

Industry and jobs first, then people, vacancy, rents, supply, prices last. You get the five and the rejects, with the reasons. Then Schedule A, the brief, is agreed and signed.

    What you do

Sign the brief. From here, respond to anything we present within 48 hours.

  5. Weeks 2 to 6

The search, priced off written comps

    What we do

Listed and pre-market stock in the five, inspected, priced from a comparable sales file before any number is tabled. Anything worth acting on comes as a full presentation: the strategy it fits, every buy and hold dollar, the offer strategy.

    What you do

Say yes or no inside 48 hours. Both are fine.

  6. Under contract

Building and pest, finance, every date in your calendar

    What we do

The building and pest is read as a negotiating document. Finance and conveyancing are coordinated with your broker and conveyancer. When the contract goes unconditional, the $14,500 is billed. Never before.

    What you do

Keep your broker moving. We chase everyone else.

  7. Settlement

Pre-settlement inspection, handover, a settled file

    What we do

Our average from signing to a secured property is four weeks. Some take longer, because the finish line is the right buy.

    What you do

Meet your property manager. Then go and have a drink.

  8. Every year after

A written check-in that never sells you anything

    What we do

The property and its market, once a year, in writing. Term five.

    What you do

Nothing. Read it when it lands.
