The privacy policy, in plain English

I'm a two-person business, not a data company. Here's exactly what gets collected on this site, what it's used for, and how to make it disappear. Last updated 21 October 2026.

What I collect and why

Forms. If you fill in a contact form, booking form or ad landing page, I get what you typed: name, email, phone, and whatever you wrote about your situation. It's stored in the site's database and lands in my inbox and my CRM (GoHighLevel) so I can actually call you back. That's the entire purpose. Submitting a form also connects your details to the anonymous page stats from your visit, so I can see which pages you found useful before I call.

Newsletter. If you sign up for Market Pulse you get one email a month. Filling in any other form on the site adds you to that same list, which every form says in plain words before you submit it, and you'll also hear from me directly by email or phone about whatever you asked for. Every email has an unsubscribe link and it works first go. Unsubscribing stops the marketing, it doesn't stop me replying to something you actually asked me.

Reports we send you. If you ask for one of our free area reports, the copy you get carries a code that is unique to you. When you open it we log that it was opened, when, roughly where from (country, state and city, taken from your connection, never your IP address itself), whether you were on a phone or a computer, how far you read and whether you clicked the button to book a call. That's so we know when it's worth picking up the phone, and it's the only reason it exists. It isn't sold, shared or used for ads. There's a note saying the same thing in the footer of every report. Ask us and we'll delete your record.

Site analytics. The site records anonymous page stats: which pages get read, how far people scroll, which buttons get clicked, which parts of a page stay on screen and for how long, which council or suburb you look up in the free tools, which questions you open, whether a video gets played, and which form fields you started but did not finish (the field names, never what you typed), and roughly where from (country, state and city, taken from your connection, never your IP address itself). If you use one of the free calculators or the feasibility analyser, the numbers you type in and the address you search are recorded against that visit, so we can see what people are actually trying to work out. None of them ask for your income or your borrowing capacity. To tell returning visitors from new ones the site also keeps an anonymous code (a one-way scramble of your connection details, rotated monthly and matched for about a month, so a visit this month can be linked to one last month but no further). Your IP address itself is never stored. The site also sets one cookie, called bfa_id: a random number and nothing else, kept for 12 months, so we can tell that the person reading a council report today is the same browser that read one in the autumn. It is not shared with anyone, it does not follow you to other websites, and if your browser sends Do Not Track or Global Privacy Control the cookie is never set at all.

If you've already given us your details. Being straight with you about one thing that code does: if you've asked us for an area report, and you come back to the site later that same month on the same connection, we can tell it's you, and Dan gets an email saying so. Same if you click through to the site from the report itself, because your copy carries a code unique to you. It exists so he can ring you while you're actually thinking about it, rather than a fortnight later. It's only ever used for that, the code still resets every month, Do Not Track switches it off, and if you'd rather we didn't, say so and we'll delete your record.

Addresses you look up in the granny flat analyser. The feasibility analyser records the addresses you search on it, so I can see which blocks people are actually checking. That's a property you're researching, not you: it sits with the anonymous page stats above, it isn't linked to your name unless you go on to fill the form in, and Do Not Track switches it off along with everything else.

The numbers you put into the calculators. The growth calculator and the cash flow calculator record the figures you enter when you hit the run button, things like the price, the rent, the deposit and the assumptions you've set. That's so I can see what people are actually modelling instead of guessing. Neither one asks for your income or your borrowing capacity, and I don't store either. It sits with the anonymous page stats above, it isn't linked to your name unless you go on to fill the form in, and Do Not Track switches it off along with everything else.

Meta Pixel. Every page loads Meta's pixel so I can tell whether the Facebook and Instagram ads are working and show them to people who have already read the site. Meta's own privacy policy covers what they do with it. Block it with any ad blocker and nothing on the site breaks.

What I don't do

Sell your details, rent your details, or hand them to anyone who isn't directly helping me run this business. The short list of tools that touch your data: the site's own database, my email provider, and my CRM. That's it.

Getting your details removed

Email [email protected] and ask. I'll delete what I hold on you and confirm when it's done. Same address if you want to know what I've got, or if you reckon something here isn't being honoured. I handle personal information in line with the Australian Privacy Principles.
