One flat fee: $20k · Buying Australia-wide
Build a portfolio without becoming a property nerd.
I find and negotiate investment properties for people who are good at earning money but don't have 20 hours a week to burn on realestate.com.au. Over a decade of buying with my own money first, then for clients.

One flat fee, same at $450k as at $900k. I've got no skin in talking you into spending more.
People in the whole business. Me on the buying, Tom on the strategy modelling. Nobody hands you to a junior because there isn't one.
Properties bought and counting, my own and my clients'. Every one picked off the data, not a hunch.
The deal, in writing
If we don't deliver, the $14,500 balance never gets billed.
The fee splits $5,500 when you sign on and $14,500 only when your purchase goes unconditional. No property, no balance. And the retainer buys the strategy session and the research, work valued at $8,800 on its own. Most of the risk in this arrangement sits with me, and that's deliberate. It's the strongest thing I can tell you about how confident I am in the process below.
How it works
Five moves. We run all of them.
-
We work out what you can actually do
Borrowing capacity, cash position, what you actually want out of this. Modelled properly, so you can see what the purchase does to your portfolio, not just what it costs you.
-
We find the market before we find the house
The economics of an area first: jobs, population, supply, incomes. You get a shortlist with the reasoning attached, not a hunch.
-
We go hunting
Calls to agents, off-market conversations, driving streets, inspections. For every property you see, there are usually a dozen we've already killed off.
-
We negotiate like it's our money
We know what the property is worth and we know what the vendor needs. That's the whole game.
-
We get it to settlement and tenanted
Conveyancer, building and pest, finance dates, property manager, tenant. You end up with keys and a rent roll, not a to-do list.
G'day, I'm Dan
Tradie first, buyer's agent second.
I spent years on job sites watching blokes earn serious money and park all of it in a ute and a boat. I put mine into property instead. More than a decade later, the portfolio works harder than I do.
Buyers First exists so you can skip the expensive lessons I paid for along the way. I do the research, the inspections and the negotiating. You keep running your business. Fair warning though, once I get going about property I'm hard to stop. Ask Kate.

Greater Geelong · Bought mid 2026
Corio, VIC
Two builders wanted a reno project. Vendor asked $650,000, the building and pest report got it to $605,000, with early access to renovate before settlement. The suburb ran 16.7% in the 12 months before we bought.

Got a property in mind already?
Two free tools. The growth calculator takes an address and shows what buying it as a new build versus established stock looks like under the tax rules that passed in June 2026. The feasibility analyser reads a block's size, setbacks and site coverage and gives you a straight yes, no or tight squeeze on a granny flat. To be clear, they're screening tools, not advice. But if the numbers are a non-starter, you'll know before you've paid anyone a cent to tell you.
Before you book
The four things everyone asks first.
What does it cost?
$20,000 flat, same at every budget. It splits $5,500 when you sign on and $14,500 when your purchase goes unconditional. The pricing page has every dollar in writing.
How fast does it move?
4 weeks on average from signing on to a secured property. Some take longer, because the finish line is you happy with the buy, not a date on a calendar.
Where do you buy?
Australia-wide. Every search starts with all 15,000 suburbs in the country and narrows to the top handful for your numbers. Where I live has nothing to do with where you should buy.
What actually happens on the first call?
Fifteen minutes, free, no sales script. If you’re ready to buy, I’ll tell you what happens next. If you’re not, I’ll tell you that too, and exactly what to fix first.
One call. Then you'll know either way.
Fifteen minutes, free, no sales script. If you're ready to buy, I'll tell you what happens next. If you're not, I'll tell you that too, and exactly what to fix first. Straight answers are the whole business model.
