What’s a “tailored strategy”?
We don’t do off-the-shelf suburbs. A tailored strategy means a one-on-one session to map your goals, timeframes, risk tolerance and cashflow needs, then we design a plan that fits you, not some generic checklist.
Why do you need a meeting before recommending areas?
Everyone’s situation is different (finance, goals, family, tax structure). We won’t point you at an area until we understand the full picture, that avoids bad matches and expensive mistakes.
How long until I get a shortlist?
After the strategy session we usually deliver a researched shortlist within 7–14 days (depends on complexity). It’s quality over speed, you’ll get options that actually fit your plan.
Will you research everything for me?
Yes, we run market cycles, comparable sales, vacancy & yield, building approvals, local micro-pockets (street-by-street), development overlays and resale risks. This isn’t guesswork; it’s data-led research.
Do you only recommend growth suburbs?
No. We recommend properties that match your goal: capital growth, cashflow, or value-add. Each strategy requires different price bands and market timing.
What about off-market opportunities?
We chase both listed and pre-/off-market stock. Off-market deals often require relationships and timely action, part of what a buyer’s agent brings.
How do you charge and what am I paying for?
Fees cover strategy, research, property sourcing, negotiation, due diligence and project advice. Think of it as buying certainty, you’re paying to reduce risk and save time. (Exact pricing is discussed in the first call.)
Will I have to buy every property you present?
No. We present curated options so you can choose. We prefer clients to feel understood, not pressured. We’d rather you wait for the right one than buy the wrong one fast.
How quickly can you act when something good appears?
If you’ve completed the strategy session, we can move in 24–72 hours. Prepared clients win in tight markets because they’ve already done the thinking and we do the legwork.
How do you measure success?
By outcomes that match your plan: target rental yield, hold period, equity growth and how comfortable you feel with the portfolio. We report back with data so you always know the “why” behind the decision.
