The deal, in writing

If we don't deliver, the $14,500 balance never gets billed.

The fee splits $5,500 when you sign on and $14,500 only when your purchase goes unconditional. No property, no balance. And the retainer buys the strategy session and the research, work valued at $8,800 on its own. Most of the risk in this arrangement sits with me, and that's deliberate. It's the strongest thing I can tell you about how confident I am in the process below.

How it works

Five moves. We run all of them.

  1. We work out what you can actually do

    Borrowing capacity, cash position, what you actually want out of this. Modelled properly, so you can see what the purchase does to your portfolio, not just what it costs you.

  2. We find the market before we find the house

    The economics of an area first: jobs, population, supply, incomes. You get a shortlist with the reasoning attached, not a hunch.

  3. We go hunting

    Calls to agents, off-market conversations, driving streets, inspections. For every property you see, there are usually a dozen we've already killed off.

  4. We negotiate like it's our money

    We know what the property is worth and we know what the vendor needs. That's the whole game.

  5. We get it to settlement and tenanted

    Conveyancer, building and pest, finance dates, property manager, tenant. You end up with keys and a rent roll, not a to-do list.
