No percentages, no tiers, no premium package, no surprise invoice at settlement. One fee, everything included. The rest of this page is me explaining why, because a straight answer on pricing seems to be a novelty in this industry.

What the $20k covers

Everything from the first strategy session to the day the tenant moves in. If it's part of buying you a property, it's covered. There's no add-ons menu.

What it doesn't

The usual third party costs are yours, same as if you bought without me. Conveyancing, building and pest, stamp duty, lender fees. I'll give you honest estimates up front so nothing ambushes you at settlement.

Why flat, at every budget?

Most fee structures grow when your budget does, whether that's a percentage or a tier ladder. Sit with that one for a second. The person advising you on what to pay collects a bigger cheque when you pay more. I charge the same at $450k as at $900k, so the only thing steering the budget is your strategy.

Both of these are published in full, no email required. The strategy report is what a client gets after the first session. The area report is the research we start every search from. A fee is easier to weigh up once you have seen the work behind it.

The research and shortlist

Then we go away and come back with the in-depth research: all 15,000 suburbs screened, your shortlist written up with the reasoning and the rejects. Our free area report is published in full and shows the depth we work at. Your shortlist goes further, down to the five suburbs that suit your brief.

That's $8,800 of standalone work sitting inside a $5,500 retainer. So if we never deliver you a property, you've paid $5,500, the $14,500 balance never gets billed, and you're holding a strategy and research worth more than you spent. The worst case costs us, not you. That's deliberate.

Who this is for

We're not the cheapest. That's deliberate.

There are cheaper agencies out there, and if the fee is the thing you're shopping on, one of them will happily take you on. No hard feelings. But saving $5,000 on a cheaper fee means nothing if the wrong suburb costs you $100,000 of growth over the next ten years. Cheap advice is only cheap on the invoice.

So to be straight: if the fee is the deciding factor, we're not your agency, and I'd rather tell you that here than on a call.

But if you're planning to hold for 10 or 15 years, and you'd rather the suburb got picked off sold data than a hunch, we'll get along fine. We work with 5 clients at a time, maximum, so nothing gets rushed and nothing gets handed to a junior.

The money questions

When do I actually pay?

$5,500 retainer when you sign on. The remaining $14,500 when your purchase goes unconditional. Nothing in between, nothing after.

What if you never find me anything?

Then the $14,500 never gets billed. You only pay the balance once we’ve held up our end of the deal. And because the retainer covers the strategy session (valued at $3,300) and the research and shortlist (valued at $5,500), the worst case leaves you holding $8,800 of work for $5,500.

How long does it take?

4 weeks on average from signing on to a secured property. Some take longer, because we don’t stop until you’re happy with the buy, not until a clock runs out.

Where do you actually buy?

Wherever the data says. Every search starts with all 15,000 suburbs in the country and narrows to the handful that fit your numbers. My postcode has nothing to do with yours.

Same fee at $450k and $900k? Really?

Really. $20,000 flat at every budget. Most fee models grow with your budget one way or another, a percentage on some, a tier ladder on others. That’s a strange incentive for the person advising you on what to spend.

Can I buy through my SMSF?

Plenty of clients do. To be clear, whether an SMSF is right for you is a question for your accountant or financial adviser, not me. Once that structure is set, we run the same process inside it.

Do I need finance sorted before we start?

No. Step one is working out your borrowing capacity and cash position with Tom before we look at a single property. If the numbers say wait, I’ll tell you to wait.
