Ringwood vacancy is 1.04%. That is one of the tightest rental markets on this whole list, and if you own here your property is almost never empty.
Rent has grown 4.90% a year over the decade to $649 a week. That is a genuinely good rent number and it is the best thing about the suburb.
Now the other half. The typical Ringwood house has grown 1.32% a year over ten years, to $997,519. Five years at 0.30%. The last twelve months at 0.76%.
So the rent works and the capital has not. That combination is worth understanding rather than dismissing. It usually means new supply keeps arriving fast enough to absorb the demand, and around Ringwood station that is exactly what has happened.

Who Ringwood suits
Someone who wants Eastland, the train line and a house on land under a million, and is buying it to live in. A 3.38% yield and 1.04% vacancy make it a comfortable thing to hold. Just do not expect the capital to do the work.
What I'd watch
Put it next to Langwarrin before you decide. The two are within a couple of thousand dollars of each other today, and one of them compounded at 5.79% a year to get here while Ringwood did 1.32%. Same price now, very different ten years behind it.
