What I'd tell you over a coffee
Yarraville houses have grown 2.8% a year over ten years. That doesn't sound like much until you line it up against Hawthorn at -0.5%, Malvern at 0.3% and South Yarra at -1.1%. In inner Melbourne, 2.8% has been near the top of the pile.
The number I like more is vacancy. 0.69%. That is the tightest rental market of every suburb on this list and one of the tighter ones in Melbourne. When vacancy sits under 1% for a sustained stretch, rents have somewhere to go.
Entry is around $1.29m for a typical house. Still a lot of money, but roughly half what Balwyn asks, and it has outperformed Balwyn over the decade.
Honestly, if someone insisted on buying inside 10km of the Melbourne CBD and asked me where, this postcode and the one next door would be the short conversation.

Buyers who want inner Melbourne, want a real rental market underneath it, and can live without a Boroondara postcode.
