Two suburbs inland, Highett has done 2.0% a year at $1.34m. Same council. Same train line. Roughly $644,000 cheaper and it has grown faster.
I'm not saying Sandringham is a bad place. I'm saying you are paying a large premium for the name and the numbers have not rewarded it.
