The honest read

What I'd tell you over a coffee

Let me start with the number that matters, because nobody selling you a Hawthorn house is going to lead with it. Over the last ten years the typical Hawthorn house has grown at -0.5% a year. Not slowed down. Gone backwards, before you even think about inflation.

The last twelve months were worse again at -5.7%. Units are the same story, -1.4% a year over the decade.

None of that makes Hawthorn a bad suburb. It's a genuinely lovely part of Melbourne, the schools are the reason half the buyers are there, and if you want to live in it I completely understand. But there is a difference between a suburb you want to live in and a suburb that builds you wealth, and Hawthorn has spent a decade proving it.

The other problem is the entry price. At around $2.4m for a typical house on a 2.34% gross yield, you are putting an enormous amount of capital to work for a rent that covers very little of it. That is a lot of money tied up in a market that has not grown.

Who Hawthorn suits

Owner occupiers who want to live in Hawthorn and have decided that's worth paying for. That's a completely valid reason to buy. It's just not an investment case.

If you're buying here as an investment because someone told you blue chip inner east always performs, ask them for the ten year number. Then ask them why they didn't mention it.
